In my experience investors love talking about investing.

For example, if I purchase a site entitled to 100 dwelling units under a newly formed holding company and the only thing linking me to it is a shared PO box mailing address on the holding entity, the lender gets alerted.

equity splits, no experience... whatever you can work out!

Anyone have experience putting these kinds of opportunities in front of investors?

Join local Facebook groups in surrounding markets, and you will get more insight into other investors' experiences. 

Ask how many units they manage and how much experience they have.

Also, I have coached a few agents who wanted to get more heavily into investing and I am happy to share what we found worked easily for them. 

My experiences were a couple of years ago and I was originally told the appraisal had been assigned and the rate would be $780 but then later I was told that appraiser was cancelled and they'd found someone else who it was assigned it for $935.
