Or does one product typically offer better rates?

Most can do it for the cost of the initial service call, if not it usually would be a slightly more charge.  

I was to start assembling a team together and am looking for any recommendations of contractors that will offer a little bit more hand-holding, as I am still fairly new to this process. 

I do not sell my model but I have a friend in the business who offers a much better model than Michael Blanks in my opinion.

These areas not only offer reasonable purchase prices for most investors but also feature turnkey homes—either newly built or fully renovated, ready for tenants, with systems that still have 10+ years of life remaining, and property management teams in place.

One property I eventually bought listed at 400K, but wasn't worth that much in it's current condition I offered 300K and it sat for 2 months before they sold it to me.

No need to go through all that work, expense and permits for gas (unless the utility or state is offering a grant). 

Anything less than that is either because the client never clearly understood the loan type we offer or something we did wrong. 

and I was just one little mortgage guy with 450 loans out.. can you imagine the banks with hundreds of thousands of loans and servicing companies.. so having mass equity or paid for keeps this from ever being an issue. then when I sold these off.. most for cash but a lot I did a 30 to 60 month ZERO interest deal on.... and boy you should have heard the cash flow cool laid drinkers..
