It's not just the crappy areas that fall victim to theft.Take the time paint the tools with names and engrave stuff on them in more than 1 place.. so if they are pawned you'll have better chance of recovery,, take photos of what you havebut basically tools for some reason have legs.. they walk off.. never to be found again.The security system stuff is fine but finding the creeps and monitoring the system isn't easy..It's when they rip off the copper, and break stuff that things get personal.

People case the place to see if/when you leave ... if you have something of value in the garage, sooner or later the odds will catch up to you and it is getting ripped off.

In terms of doing things while waiting....anything that doenst require a permit, start now. ripping up carpets, tearing off loose paint, throwing out old crap. makes it a lot easier for your contractors when they are given clean bones to start with

New tenant needed to move in on a quickie so i 86’d the idea of ripping up the floor boards to install a quiet floor system above me.

Better yet, rip out the steam heat and replace it with hot air.

I thought I had an issue with some of the work he did and he had a tech come out the next day to rip up some shingles in investigate the issie.

Then find out if the so called contractor that ripped you off was even licensed as a Mobile Hoe Installer/contractor.

-  to be financially successful in my opinion it requires integrity - honesty and the ability to be able to keep your promises to sellers -So many MOTEL trained - so called investors/wholesalers just don't know what they are doing - they don't understand contract engineer - making full disclosures............... they just want to rip off some fast equity from sellers.
