@Allison W Gammon,The home warranty idea sounds pretty good, really.The reason "it may not last beyond 3 years" is that it's likely an older system using R22 refrigerant.

Looking to flip a house and need new stove and refrigerator . my realtor suggests I go stainless steel 700 each but I want simple white ones for $400 each . she says the investment will pay off .

Refrigerated AC is a plus!

Many home warranties require you to pay for upgraded coverage for items such as refrigerators and garage doors.

That partly is because we are doing 100% rehab of units so some items like a refrigerator, cabinets, and flooring are still being updated and it will drag the benefits forward.

Things like tree removal for thousands of dollars as well as replacing many refrigerators etc.  

Refrigerant isn't that valuable on newer units.I have had leaks that were hard to find, so up until you mentioned the tamper marks, I was thinking it was a leaky indoor coil.

At the end of the day, things like roofs, ranges, refrigerators, and other repairs only get so cheap.

Folks have reported light fixtures, sinks, ceiling fans, washers and dryers, refrigerators and stoves, microwaves, etc. walking out the door when the tenant vacates. 

If you think you will need Hotel service for your renters, talking to the CLOSEST 2 or 3 or 4 MOTEL managers might be a good idea.Motels have times when they are booked solid, and times when you could shoot a cannon through the place.Maybe you can negotiate a discount with the manager.Maybe less the daily maid service can get you a discount.What about cooking in the rooms, will they have refrigerators and microwaves, etc...Good Luck!
