I've heard so many horror stories, and know I am bound to have some myself, but what are some things that can prevent disaster by including in your lease agreement?

I am looking at the landscape of other multifamily GP/LP deals and it seems there is a wide range for both IRR and equity splits between GP/LP.

I may be out of my price range, but the deal does look good, so I'm wondering if anyone has any thoughts on gap lending for a part of the down payment.

You could try posting in the classifieds sections of BP for a cleaner but google may be the best bet.I think $3,000 sounds like a reasonable starting point given the range on Furnished Finder. 

I've been unsuccessful with the first two and a higher down payment is not within my range, nor do I think it's worth it.Same issue for house hacking with a SFH.I've spoken with several lenders.

My comfortable price range would be between $500k-$1M.I know that under $1M, you probably won't find something new, climate-controlled, or in great condition, but is it true that there's almost nothing worth looking at in this $500k-$1M range?
