Hey Felix,The concern with going with an FHA loan is the complex needs to pass a self sufficiency test.

I have been going off and on to those meetings for 2 or 3 years.I am leaning on pass as it is so far out of my comfort zone, but I need to do something eventually in RE so should this be it?

This may work for many but I chose to pass as I couldn't see buying a property in this area at $110k before repairs and then indebting myself to an HML at over 2k per month for at least 4 months while hoping and praying that the house will sell quickly so I can get my $ back.

One reason I have heard is that many of the older guys would not be able to pass a written test or fill out the paperwork.  

The reality is people with no money see wholesaling as a way to make a quick buck.Heck even getting licensed you have to go through a school and pass a test and then take a state test to pass.

Hi Sarah:  A DSCR loan is a good alternative if you have 20 percent down and you do not want to, or can not pass, a complete mortgage underwrite.

But when we pass a Fee estate, fee simple absolute a General Warranty Deed is used.Accepting a QCD from an institution or business entity or governmental body is much different than from an individual owner as individual ownership interests include inheritable rights and homestead exemptions along with marital rights under state laws.

You need to take a course and pass a test to drive a car, and most of us think this is reasonable -- why not to own a gun?
