I am puzzled by this... what do you mean by "didn't take the buyers agent commission"?

:) Not sure why there are a lot of us, but certainly the numbers and piecing puzzles together and love for spreadsheets could be a very big key to it :)

Lending can be a very important piece to the puzzle that ofter gets overlooked.Last thing to keep in mind.

I have one under contract today for 95k that's going to make about 500/month as long as I self manage (and that number goes down to $430 with vacancies).The negative, and missing piece to this puzzle, is that this is a C-/D class building.

There are a few $40/month foreclosure websites out there but it's not about finding houses in distress, the puzzle is motivating the owner to accept your offer.

@Dylan Hoffman- welcome -  one of the  first steps to take is to get the  financing / loan  piece of the puzzle in place .....get  formally  pre approved as  this is free / easy and  it  will help you  get organized and  also  educated on the  numbers and  requirements  - good luck

I will continue to do my due diligence and find all the pieces to the puzzle.

Don’t be afraid of a rehab if you have a good crew and pieces of the puzzle organized, the only way to really get a good deal in this market these days without spending $25K a month on Seller Marketing is finding a fixer upper (wholesale usually).
