Cape Coral is another area that I would strongly consider where the value proposition is still relatively high.

That's a hit-or-miss proposition that I constantly struggle with.

If you have self-employment activity, these or other Solo 401k benefits could make the idea of self-directed investing a better proposition for you. 

I want to serve those people, and my hope is that I can form a great unique value proposition to make it resonate even more!

New sewer line cost depends on the length of the run and what they have to dig through/under more than anything else. 30 feet with no concrete or stem wall vs 30 feet with driveways, walkways and a block wall are going to be 2 very different propositions...An average of $8k is pretty realistic.

But if you plan to rent it to people, you need to focus on value-added propositions that end up making YOU money and aren't easy to damage.

Is a tough proposition but I’m determined to make it happen! 

My approach is to either Build/Develop or buy depending on the value proposition.  

Taking on this property in hopes that you can negotiate a way for them to vacate later on is a risky proposition.  

He tries renting them out to refinery contractors but realized it's a losing proposition in this market.
