I purchased Brandon and Heather Turners, "The Book on Managing Rental Properties," as well as a few others and was reviewing some of the forms that are included with this book.I have always required rental insurance to be procured by my tenants with min $300K liability, $50K personal property, and to have me as an additionally interested on the policy.

Once again, I will recommend that you have wording in your lease that specifically states that if you are required to do work to restore the unit to a rent-able condition for items NOT considered to be wear and tear, that you charge  $XYZ per hour for labor and management (which includes time spent scheduling work and finding vendors, procuring materials etc.)

He was not willing to negotiate the fees with me and pointed out I can cancel his services and handle the leasing agreement on my own if I want, but I would still have to pay him 10% of the lease renewal contract value because he procured the tenants on the first place and he's entitled to 10% on renewal fees for as many years as they stay with me.

Yes, this is what GCs do -- you hand them your scope of work and then make sure it gets done.Of course, the downside is that you're going to pay overhead for the fact that someone else is managing things, hiring the subs, paying the subs, procuring the materials, etc. -- so expect to pay and extra 15-25% if you hire a good GC.
