If the bonus is too small then the perceived work to reach the small return will not be worked for.So I wouldn't look at what the B and B does now but what the return would be based on your costs as an absentee owner with extra systems and bonuses in place and offer your purchase price accordingly.

That's because the first number thrown out will psychologically validate the perceived value of the item and will generally be taken as a good-faith offer since there is no other data to work with.When you say, "I'll give you $25K for it," it makes the seller think, "Hmmm...I was thinking $150K, but if he's starting that low, maybe I'm way off in my perception of the true value."

Share the details here and we can do our best to guide you forward, but there is no replacement for having a trained eye live and in the flesh to help through what can seem like a complicated process.On the question regarding wholesalers not being perceived well, its because the barriers to entry are low, and there are a lot of people out there bringing non deals to market that should have never been.
