The original developer of this project built 6 (almost identical) units and now there are 2 more in Pre-Construction, so we are in a unique situation in this deal because currently there are 2 more active listings + active listing of 1 Pre-Construction + 1 Pre-Construction is pending.

If any of these options fits you I would run this package one by one (pending on time frame) to find out the value of each home...but again it depends on what exit strategy you are using to achieve your goal in trying to buy this package...hope this helps

Your main goal as a top producer will be performing the activities that get you pending deals and listings. 

My favorite are approved short-sales that fell through with a previous buyer recently.Bug all the agents who have pending short-sales and you're bound to find a failed deal eventually and then SWOOP!

That being said, if you know there are pending cap-ex expenses in the next 24 months (roof, HVAC was just repaired and they told you it was fading fast, etc.) add that on top as well.  

I think I am good at using comparable sold properties, and a little bit of pending and for sale properties, for determining single and maybe 2-family/duplex properties, but for a 4-unit and 5-unit property, I not coming up with good data.
