An old college friend and I have decided to partner together to BRRRR properties out of state in order to grow as quickly as possible.

My ideal situation is to find a finance partner to help fund these deals for approximately 12-16 months, and we will exit the deal after selling to a significant multifamily, home builder, or developer for them to build on the approved land.    

Being that you already have property management experience and feel confident in your ability to manage a single-family or multifamily property, it really comes down to your financial position.If you have a good amount of cash available to put a down payment towards the purchase of a property and maintain sufficient cash reserves (or if you have a partner you can work with who does), then there's nothing wrong starting off with a multifamily property.

What if you and your two partners realize you don't enjoy it? 

Hi, I would like to get started investing next year and I think doing a partnership where I bring the money and my partner brings the experience would be best for me (being a limited partner).  

Also please feel free to give advice specific to partnerships in Chicago or let me know of anyone who would be interested, (looking for someone who could potentially be a money partner or 50/50 for DP and other costs.)
