We are a military family stationed in San Juan PR, and looking to purchase a condo or apartment in San Juan or Old San Juan area.

This deal came from my first campaign once I was stationed here.

I was using it as a primary residence until I had to PCS to a new duty station.

I definitely know PCS (permanent change of station) qualifies, but does a deployment or training assignment count as well?

With industrial or properties involving hazardous materials (gas stations, medical offices) is the risk of environmental contamination usually covered by insurance (which the tenant would be paying for)?  

I’m considering purchasing a convenience store/gas station that doesn’t have any land/structures included (just the inventory and leases).

I bought this while stationed in Washington state and looked into selling but even after 3 years there was not enough equity without having to bring a lot of $$$ to the table to close.

Hello Kayee, my thoughts on where to invest your 50K is to find an investor-focused realtor, explore detached houses with basements (that can be converted into a separate unit) and research properties near metro stations.
