Alot of people decide to diy and save money on things that are already cheap relative to other trades and end up in over their head.Ex: sheetrock and painting are two trades that are relatively cheap to just hire out on a medium to large project.

In the last year and a half, I bought 4 OOS SFRs (3 turn key and 1 off mls), all are doing good for cash-flow. 2 are in Birmingham, AL and 2 are in Detroit, I am actively looking for the next OOS SFR, the cash flow is hard to pass on.My dilemna is should I go for the next level up and look into a medium size multi-fam (12-30 units maybe?)

I'm of the opinion that if your deal won't work with a 15 year term it's probably not a good enough deal, unless you get up into the non-recourse notes for medium and large apartments.

So at the end of my 3 years I'll have a minimum of 8 cash flowing properties (I currently own my home, one investment property that is a long story but is not cash flowing as good as it can, and have an agreement in place to buy my next home so I can turn my current one into a rental, if I don't decide to sell to avoid depreciation recapture; which I think is something that needs to be discussed more for medium term buy and hold investors).
