You will gain attention if you put your listing on the MLS as @Celine Crestin mentioned, but you will also likely incur significant lease up fees, potentially on both sides (listing and showing).  

Run your numbers and stick to them- note that maintenance costs are still high, so pay careful attention to your numbers.

I am in FL looking to buy an investment property in Akron, the University area called my attention because of the need for housing for the students but in the neighborhoodscout crime website it tells me that area is so high in crime that makes me think twice about investing there.

Our thought process is if the tenant is demanding more attention and is more difficult to work with then there is a premium above and beyond rent.
