I wouldn't spend 2k on it or anything.Yeah I have one particular house where everyone who books it constantly says how pleasantly surprised they are at how nice it is and that it looks so much nicer in person than the photos.

. :)Writing a book on "How to entice your evicted tenant to leave for a weekend while you clean out the house and change the locks" is not teaching real estate.

Having a pile of cash is never a bad thing, but the reality is the reason we want to start investing in real estate in the first place is to strengthen our financial position.

I tell people all the time: if you can't find a quality PM in a market, don't invest in that market!

It is too easy to just put the house on the MLS and sit back and wait....sometimes this works and sometimes it doesn't.....but to only do this is just dumb.I would take charge of your listing, wven if you use a Realtor.
