I am just a person on an internet message board, but have known enough attorneys and seen second and third hand enough lawsuits to know you are getting dragged in no matter what.Just a few things to think about before you start spending money to transfer, just to learn that it will cost you a lot more to have things like commercial insurance, commercial mortgage, business utility account (not more expensive, but typically require a large deposit to remain on account), etc.

If you just send the standard "will buy your house for cash" postcards, or do generic bandit signs, or canned PPC internet leads, you will waste all of your time on crap "leads" that aren't real.

After quitting I would want to be doing real estate deals more full time and do something more enjoyable to supplement my real estate income (maybe teaching or personal training- tbd).I’ve thought of buying 1-3 more properties within the next few years and then using the income from all my properties and job to hammer down the mortgages.
