My wife and I have been doing an MTR-exclusive startegy for 3.5 years, and we still have a hard time figuring out how to predict vacancy, especially in a new market that we're considering.If we look at FF's (pretty crummy) data on their website we either see very few listings, so we think "no one is investing here; bad" or we see a lot of listings and think "too much competition; bad". 

When new to investing we tend to focus almost exclusively on profit potential with almost no consideration of risk.  

As I've learned from the BP podcasts and in my personal experience in the industry and the trade, succes in real estate investing is so much impacted by the professional relationships and connections, and as such, I'm excited and motivated to start meeting and working with likeminded, motivated, and ambitious persons like myself! 

I feel like I get laminated post cards from multiple sources/industries almost every day and I just toss them without more than a glance.

Hey @Jim Vani - No problem...I think oftentimes people who create courses or provide mentorship-type programs like @Andrew Holmes get a bad rap, but often the people who are criticizing them are the people who aren't taking action or are not happy with their results.I am actually not going to BPCon2023 because I have another event in Atlanta during the same week...I think next year I'll be there for sure.Regardless, of BPcon, I'd be happy to connect...we are both in Chicago and contractors...I always looking to learn from others who have been doing the industry.

For myself, I am a high income W2 earner and I currently have FEIE foreign income tax exclusion but at some point I have to be able to return to the USA fully or at least hedge against that possibility.
