"We decided we didn't like the neighborhood" is a very gray area - If you had some kind of incident (a break-in, or riot, for example), it would probably add more credence to your defense.

The gray area for me with doing a PN and DOT is when it comes to dispursing the money at or after closing and when it is time to file taxes because I spoke with a title company and they said at closing they wouldn't be able to give 50% of the profits to him and 50% to us as it could be seen as usery if we did a PN.

I wouldn't advise doing structural DIY, as for aesthetic it really depends on price point and location, it sounds like this may be a luxury home so you might want to do a little more, but if this is a tract home you could be just fine with "agreeable gray" and "tolerable tan" because spending more money does not = more value.
