I do agree with the other posts that flipping would be a way to generate some capital, but perhaps slow and steady is the race you want to be in.Oh, I'm assuming here that when you say you don't have great credit its NOT because you have judgements against you, debt problems, etc. 

good summation of what happened and were we are at.there was certainly a race to the bottom on rates.. 

Perhaps it is a good time to consider others needs, if it is a financial possibility, instead of wearing blinders as we run to win the financial race...  

We might come out of this like horses out of the starting gate at a racetrack; or--IF-- the bottom falls out of the service economy jobs when this Corona Virus is over the top 10 Real Estate Markets in the US--MIGHT--see rents adjust downward over the next 24 mos (12 month leases expiring and re-leasing) . 

Slow and steady wins the race - just make sure you are doing all of the right things.

I had an investor looking at properties and was not able to get a "picture perfect" property for his purposes, because he put the cart before the horse.

Feel bad for them, but you can't look a gift horse in the mouth. 

I don't want to take away a learning opportunity from the boards either but it's not beneficial to kick dead horse.
