60K house that you get 1400 - 1500 a month on that's not horrible. 

I will add them to the list.Maybe another follow on would be what to do when I ask someone to look for properties in Area A and then find out they are horrible.

I've had a condo where the condo board was horrible and spent money like it grew on trees on things that didn't need to be done and others where they were really good, made a budget and stuck to it doing major renos with no extra fees.If you can, I'd look into a single family home. 

Horrible misconception.

A $375K house would not make a good rental / BRRRR candidate here, as it would not rent for enough - horrible return on equity.

Within the past few months, I've had clients close on properties for themselves and as investments whose credit scores were horrible.  

@Darin Tripoli I always feel horrible when people have this experience with brokers/agents.
