these were normally done because of job transfer and needed to wait till there home in Nebraska sold But we got 20 to 40k option payment.. 4 to 5k option payment is not skin in the game.. if they have a hiccup your going to just have to take it back and do it all over.this model works as long as U have plenty of reserves for defaults and then your returns will go down significantly if U have to take one back rehab it again debt service first and second while you get a new person in. ..
