My offer on a duplex

So I put an offer on a duplex unit for full asking price and asked the seller to lend me the down payment at 6% simple interest loan to be paid I treat only for 18 months with the full payment of loan plus interest due at the end of the 18 months. I would have a second lien on property to secure loan. They are worried that they would be in second position to the mortgage and if defaulted on they would not get their money back.

Can anyone give any ideas on how to make this more lucrative to the seller in order to get the deal done?
