I don't want to go into details on a public forum, but the house is worth very little and at their age/state of health, they will really need the full amount from their house. 

If that supply exceeds demand, you'll see prices soften, which will cause even more concern.

Today I looked on another site pennymac to see the value it said and there was no information for the address of my property but when I added #2 to the address and it was able to come up with an estimate for my property.Do I need to be concerned that these apps are showing my property with the wrong address?

The only thing I would add here is that I'm concerned what the state is of the other properties being managed by this same PM.

We stayed in touch with sellers, following up with them even when they weren’t ready to sell.We listened to their concerns, stayed present, and maintained relationships for years.

(As a landlord, I always do best to fix any issue.. other tenant live without any complain and she is the only one...she say she will report health department etc..)Sametime, She keep saying  she want to move to another apartment (1fl for her mother as her mother has some disability ) she wouldn't leave.I didn't like turnover and it is section 8, I was going to let her stay til she find the new home.

@Bryan Montross Thankfully, the upstairs tenant voiced her concerns directly, and things have (literally and figuratively) quieted down.

If your main concern is on the refi end the you could also move some properties into portfolios (just make sure that you truly plan to keep these as they may have partial release fees attached).
