If you’re looking to connect with private lenders, start by tapping into your existing network—friends, family, and colleagues can often be a great starting point.

I would say our government’s a little more friendly and hands off but the Californians a certainly changing that. 

Finding the private money seemed to be the biggest challenge my friend has had while doing this. 

At first, I would throw all my mailbox $ into savings for cap ex things.

This was a few years ago, but at that time as I recall they were looking to do more long-term property leases over owning properties and doing pretty landlord friendly leases where they would do repairs and even pay property taxes. 

There are a few options that are first time investor friendly, do not require reserves, and do not have any prepayment penalty (with no cost to buydown)

I have enough personal income that I can pay for cap ex and repairs if I need to (most people can't, and shouldn't, do this unless their W2 income can support it).

Further, I as a matter of course, place a “friendly” lien on all properties I buy for cash, so there was little equity in the condo.  

Ryan, this kind of deal reminds me of a situation a friend of mine, Carla, encountered a few years back in a suburb near San Diego.
