AND, with the Roofing sales people (we have no salesmen), the independent adjusters, the fraud of the whole system, and the frequency of the "valid" storms that do warrant ins replacements ... yes, our areas have increased Costs and pricing.FYI, I actually got our business GL policy provider (ins co) out of Cali (they are licensed in 3 states) to cover my personal house ins, with more coverage, for 1/2 the price that Geico was raising it to!

I think a lot of folks like the midwest in general as you tend find a higher frequencies of deals meeting the 2% rule (monthly rents at 2% of the purchase price).

I would personally also lower the frequency of gardening and put utilities in tenant's name.If you refi to a 30 year fixed rate (guessing ~3.75% interest), your monthly payment will go to around $830 (principal + interest) + $390 (escrow won't change) = $1,220.
