You want to do this so you do not have fluctuations in your debt service and so your balloon does not come to quick causing you to have limited time to have cash flows build up reserves as well as pay down the principle so that your equity position is strong when the balloon does come.

I feel that with the large number of REOs and government manipulation (foreclosure moratoriums,etc) we are seeing prices fluctuate kind of frequently , at least that is how it seems in the SoCal market.

Generally speaking, I found it hard to comp as prices seemed to fluctuate largely for seemingly very similar homes that have sold in the last 6 months, are within 1/2 mile and have similar size/lot.
