I've been paying for about 4 years and they've promised to repair/replace hvac, hot water heater, electrical outlets, pipes, sewer/water lines between the house and the street.

Lots of them were not grounded and you need all outlets to be grounded to pass the Four Point.

Take off all outlet/switch covers before running a commercial ozone machine, so the ozone can get further into the crevices.

.- replace front and back doors and door frame (2)- plumbing/wiring for Washer/Dryer hookups- get kitchen outlets up to code so appliances work safely- paint and add knobs to kitchen cabinets - kitchen sink fix (replace faucet)- insulation of windows - plastic lining- make sure smoke detectors are working/to code- get garage door working - needs to be hooked back up - exterior siding cleaning OR paintingLet me know if you think this sounds reasonable or not...

So, consider creating a curved bed in that 90 degree angle between path and flower bed.

Maybe this is where you need to do some research in your area- Who has a rockstar property management that could help you out- let them manage your property as your tenants pay down your principal, gain more equity and create room for you in the future to possibly re-fi and "house hack".

I know a few guys that do similar things as I would like to do, but they are so busy I can't get enough of their time to provide the needs I'm wanting met; that's why this seems to be a good outlet.
