She is really motivated to sell but is connected with a realtor already and the numbers don't work out for me in a buy and hold scenario so I cant offer to buy the house thru traditional channels.

I'm not familiar with Idaho law but that sounds pretty far fetched and I think she's feeding you a line of tenant BS.

If market rents are the same as your mortgage then you will not cash flow, you will be feeding that alligator every month. 

When the house is empty and there is nothing to feed on, they spend their time mating.

Finally after several more sewer backups affecting others in the street the city decided to replace the sewer main BUT NOT the old ceramic lateral feeds from our basements.

The son has ample channels to sell.
