I am not equipped by skill or temperament to do major rehab.

If not the same get a free estimate on insulation, HVAC equipment, etc as if you have an issue the new tenant will likely take issue with it.

Where and how can I equip myself with the necessary tools as in contracts, LLC etc Thanks in advance

I don't have any of that equipment though.

Hearing this coincided with an opportunity to gain sales experience by selling commercial fitness equipment to gyms and apartments.

I am currently employed as a senior sales engineer, and my job is to program and sell capital equipment within the industrial automation and manufacturing sector (I figure out ways to reduce labor costs in factories by replacing people with machines.

Where this is a commercial tenant, there are a lot more options available to you than with a residential tenant ... possibly including, locking them out of the space and seizing their inventory and/or equipment for sale to recover the rent owed.  

I have all the equipment and workers possible to get the job done and maximize on profits just can't find the rite deal.
