Individual looking to start a promising career in real estate

Hey good day I'm just starting out in the wholesaling game and I'm eager to get started on my first project. I've been educating myself on this topic and I have a few questions 1. After I found a property that I'm interested in wholesaling how can I get in contact with the homeowner if the property is abandoned 2. What's the best approach when coming out the starting gate in terms of finding the right title company 3. Where and how can I equip myself with the necessary tools as in contracts, LLC etc Thanks in advance
