A few terms that will make this owner financing work for me as the seller: 50% down on the purchase price (it is raw land fully entitled and permit ready to build) and taking the 1st deed position.

Its a gamble to go the permit route or not in Philly and absolutely matters the neighborhood/your neighbors as they are usually the folks that will call L&I on you OR if your property is near other construction sites where inspectors would be traveling to/from. 

I did receive an e-mail from them last month recommending that i offer a 10% discount which i was already doing.Forcing an opt out just upsets folks.

But I'm him, so that isn't fair :) But seriously, would love to help and can put you in contact with folks we work with if you want to pick their brain.

Are folks able to manage to get to that second property, when they have high debt service in one property.

Most folks abdicate instead of delegating tasks to their VA.2) Don't expect your VA to book a ton of appointments off the bat.
