Immensely enormous info on my part b/c I was under a complete misapprehension.

Always add an enormous amount of value to the sale for them (how you want to make the process so simple for them, how you have done this 1000 times and if they have any questions contact you 24/7, how you have the best title company handling everything so it goes smooth, send follow up & thank you cards and how excited you are to work with them and help them move onto the next stage of their life, etc etc). 

I don't want to bank on anything over the highest previous sale.)It needs an enormous new roof (taking off slate, tile, and a mishmash of other stuff, with lots of dormers and valleys and a flat section ... and a front porch that needs rebuilt.)

Secondly, is it a possibility for a previous owner to simply abandon the house with an enormous balance remaining on their loan, which the bank then carries over to the new owner?
