I disagree with others who say to do this strategy and if you are holding for the long term everything will be okay.That's just hogwash.

There will be times that you will disagree on things. 

If you should disagree and continue thinking you "add value" to real estate or a deal off the MLS, there must be others in town who are smarter.And, you need thicker skin in real estate, sarcastic remarks work well, but not too well for those who are new here or who don't understand real estate, just saying......you'll end up with a label here and not get very good advice.  

I don't disagree with anything you said.  

However I do disagree with the characterization that "nothing moves quickly" - a quality rehab will go under contract quickly as long as it is priced and promoted properly.  

Buying or paying retail for real estate does not make for profitable situations unless the building you are buying has utility for your purpose.I disagree with the waiting for appreciation! 

A deadlock of disagreeing partners can be a terrible(and costly) thing. 

Some agents will disagree but if you call 40 expireds a day and you are no different than the last agent that called them what are your honest chances of getting the listing.

These are out of state turnkey investments that they say are in a "C class neighborhoods," however I'd disagree.
