Current rental property investment rate 4.25% for 30-year fixed.Getting the same rate for the next deal (ARM is at 4.15% for 7/1) - very narrow spread that is not appealingNon-investment being quoted at 3.75%.I see some investors getting some killer deals <3% - is this still true in todays market?

@David RobertsWe just got an appraisal for a refinance (no seasoning of title by the way) of a property off of Glen Arm close to Glenmore and Bel Air Rd in the 21206 zip that was a four unit (1br/1ba each unit) bringing in 2350 per month.

The only options I have found have either had interest rates of upwards of 8%-11% .... short term 3 to 5 year Arms,  or if they are at a reasonable rate....
