also there's new major trend from third wek of Jan 2023, 90% of listing price is now way way above the desktop valuation software for given houses, this is major signal indicating we're in forceful uptrend because seller is confident to make higher price lol

Desktop software-only is a nonstarter.

I use Quickbooks Desktop. 

@Nick Macklin You could buy the desktop version of Quickbooks and create separate company files for each activity. 

I can only assume they did a desktop appraisal.

Not to mention that the online version is a good bit more expensive than desktop, accounting for all costs.

Both have desktop, web and mobile tools so you can use them anywhere.Smartsheet is a more classic tool (think MS Excel but with some powerful overlays and template tools that allow you to build project plans) that would be great for sharing project plans with contractors, etc.Asana is more of a workflow management tool (define step 1, 2, 3....10, assign the steps to individual team members and when they complete a specific task it's forwarded onto the next responsible person in the list) but could be useful for managing certain types of projects.

I used desktop, but may switched to online later.
