I'm a wholesaler/investor in GA and the areas I come across deals are in Albany, Macon (college area, Amazon Facility), and Warner Robins (college area, Air Force Base).

YES, you will miss something and have unexpected expenses, OR you will have a bad tenant experience with damages you are not able to recover from them.

I feel like I’m opening the possibility of problems with a stay over, or the place is left with damage and cleanliness problems without recourse.  

IS it worth investing not only 70k, but the brain damage and the time it takes to achieve the desired return.

This is what I got from the seller.Remodeling: No remodeling has been done recently but is still in good condition and almost like new: a new 50-year metal roof; new central air and heat; new cabinets, sinks, etc., in the kitchen and baths; new flooring; a new driveway.  

It looks like damage to me versus a faulty stove (no damage beyond the glass) and we would not be liable.

If it is due to a condition of the property (multiple losses, unrepaired damage, etc.) it will be more difficult to get a regular company to write it. 

I have heard that heat treatment can damage silicone seals in plumbing.

Air BnB's and property management are two VASTLY different areas and what you've learned being a co-host does not necessarily qualify you for PM. 

Being without air for 3 weeks in Florida in the summer is unacceptable!
