While the cost in Bay Area is $350 to $500, cost in Las Vegas is $150 to $250.

As the other poster said if you sell you will most likely have a tax implication unless you do an exchange - which puts you back into the market and with the rising home prices in Las Vegas you are probably not going to be in as good of a position as you are now, if you bought it during the downturn.

They tend to focus only the suburbs north of Atlanta though.Originally I wanted to focus in Las Vegas, but somehow ended up investing in Atlanta, I liked the economics there.

I think of the Phoenix and Las Vegas area as the Florida for the Pacific Northwest.
