Hi all,Looking at making a final offer on a property and wanted some input on two options I have in mind:Is it better to make an offer for $519,000orIs it better to make an offer for $544,000 (his counter-offer) but ask for $25k in closing credits which I can use to buffer any potential issues with repairs/upgrades/renters not being happy with rent increase, etc?

The Bank completed the Appraisal yesterday for buyer A.However, Buyer B counter offer for $175.

But John was spot on, that not having as much capital to work with, I agreed to a purchase price a little higher than I wanted (seller counter offered with what I felt was a little high) but I got them to pay for my closing costs.

If I find that I offered too much I submit a counter offer noting the issues/ cost that need to be addressed.

That could be eaten by an honest counteroffer, unexpected rehab costs, or a small drop in the market.Instead, we use a percent of the ARV.

So I put in an offer with my realtor at those numbers and they got back without any counter offer saying its "too little of a purchase price to do any sort of seller carry back."

Because the bank’s standard counter offer form had 5-10 days (depending on the bank) for inspections.

But hopefully I'm wrong and when you try to counter offer with them it works!

Got a counter offer the next day for 115K.
