For the most part, niches like this will be ones that fall into your lap because you're known as the guy that does things no one else does (and/or does the cookie cutter ones with greater efficiency), thus in turn causing folks out there to say "Oh, call Lee, if he can't do it then it can't be done."

Yea I would definitely want to get a builder involved from my area, though a lot of the places in the are very cookie cutter and I would want something a little different, but yea I do not have a background in development so I would rely on others a lot more.
