All we would like to do before repairing the ceiling is to get his confirmation that he no longer experiences any leaking.

How can I confirm if they have received my application package?

When I’m listing agent, I ensure EMD is received per contract (usually 2 business days) with confirmation from escrow agent.

There is one business in particular that has been very tempting to try and acquire, but I am not sure the next steps to actually go about doing it.Questions like: Confirming it qualifies for commercial real estate loans (SBA), what type of network (brokers/lawyers/etc) would be needed to appraise and finalize a deal, and where to look for that network.

I've brokered deals across the boroughs (except Staten Island) and can confirm this - my investors have bought in the Bronx because the price point for the value makes a lot of sense. 

You may be allowed another use besides residential, however you need to confirm that with planning department where this property sits. 

Is there a program or software that allows you to easily observe all the properties in your portfolio, as well as their details?

This is further confirmation for me as to why VRBO will always be 2nd fiddle to AirBnb.
