Look for true, regional drivable vacation markets with low  hotel presence

I mention this because our military has a strong presence here as the 5th Fleet.

But I have zero qualms about bringing it with me in certain neighborhoods or if I feel that its presence will stop problems before they start.

I've got some tenants in an apartment building that are a cause for concern. 4 separate tenants tend to imbibe quite often and enjoy each others presence some days and other days not so much.

Since we're in this biz, we must have a consistent, daily presence in order to gain exposure and build credibility with our customers/clients/leads. 

I'm wondering how vital my presence will be as a first time buyer.

It seems appreciation in the area may be minimal, but I feel confident that with the military presence rent rates will continue to be solid for SFH purchased correctly.
