My background in real estate/rehabs has been full gut job remodeling houses that my parents have lived in as well as remodeling my current home, at one point I was a mortgage loan originator (helps knowing how mortgages/financing works), and I'm currently in the process of getting my home inspection certification to help identify issues for my own benefit was well as generate additional income.  

How many parents are going to now be willing to move their children 2 hours from the nearest hospital?

So to start off, I want to house hack and move out of my parents house into a duplex that's being sold in my neighborhood.

My advise would be cheap but Nice....Many students look at properties with their parents so get something that the parents don't think is gross.....Hint HInt, Parents that look at properties with their students are usually the ones that pay the rent for them each month...on time that is!

You can't rent the IRA owned property to certain individuals, such as your parents, for example. 

My parents have a self directed IRA and I know the rules that go along with it.

My parents are out of State owners and get mail a few times a week.

Your average medical assistant, nurse, or nursing assistant with a child places an outsized value on ceramic tile flooring in their home.

I hope it works out for you- also,  be sure to include any experience you have that shows you know how to handle responsibility and if you have ANY outside/inside maintenance experience, even if it's only on your parent's house.
