If you didn't utilize UD court (the fastest way to get on the calendar in CA courts btw), what type of you suit would you file?

If you do have them, then set up your booking platforms and simply block out your calendar up until your close date or a few weeks after (if you are planning on going to setup first). 

Nothing sadder than to see someone sell all in 1 calendar year only to get hammered the following April.

Once our 2012 taxes were filed in February of 2013 we cleared the 2 year rule - even though it was not a calendar 2 years.

To add to that, many agents are uneducated and/or inexperienced when it comes to spending their marketing dollars.I have seen too many agents that will opt for buying a few calendars with a picture of them on it that looks like it was snapped at their Senior prom!

Also, some markets have more instances of last minute bookings so the calendar might show a lot of unoccupied nights currently but they may indeed be ultimately booked.
