Did not foresee having to update ALL the windows (initially thought only a few were bad), but all of them had seals broken.

A door lock doesn't function, four cracked windows, a broken door handle...those sound like issues the PM should have found during the inspection.When you get a lot of repair requests from a new tenant and they seem to be legit, I would recommend they spend a week or two getting settled, write down all the issues they come across, then send your contractor to handle everything at once.

People are spending way too much time crunching on a screen and not viewing homes in real life.

Account Closed I would strongly recommend instituting some kind of pre-screening process when people inquire about a rental.

So, the first question they usually ask a PMC is about fees - instead of asking about services and HOW those services are executed.EXAMPLE: PMC states they will handle tenant screening – what does that specifically mean?
