In today's digital age, how important do you find online presence and branding to be in attracting leads and closing deals?

You cant find an existing home for sale for same price that doesn't need extensive work and that comes with same assurances, let alone a brand new home, furnished, with amenities such as pool, gym, taco bar, steps to ocean, shops, and the sound.

Older economy hotels tend to trade at a multiple of revenue (say 3X) where midscale + branded assets trade based on cap rate.  

For example, if you have flooring that is 4 years old that becomes damaged, it isn't really appropriate to expect the tenant to replace it with brand new flooring.
