An extra bonus is they will let me refinance as soon as the rehab is done to get my cash back out of properties and go to the next deal.So I would encourage you to find a local/ regional bank that will do the conventional mortgages to start with and then possibly switch you to portfolio loans.

They turned out well, and I learned to refinish hardwood floors as a bonus.

Given the details and assuming the 2 properties don't need work and aren't significantly higher maintenance/vacancy than the 1 property it seems like a no brainer to me.Invest for cashflow and treat appreciation as a bonus!

We've bought a few bungalows in South Redford where they have already been there and that's a nice bonus- but like I said we always put second baths in the basements.

Additionally, I'm a realtor so the commission is an added bonus once the sale is completed.

There are other parts of commissions such as selling bonus's ect. but that could be to complicated to get into right know.
