I think it’d be worth holding for a few months until January  Also fyi a lot of students pay by semester all at once, once they’re refund checks come in which can be a couple weeks after classes start.

I'd bet any local University has classes applicable to commercial RE investing and management, audit the course instead of attending for a grade, much cheaper

I would also consult with a certified cost segregation specialist in terms of classifying other assets into their appropriate class lives.
