I've stuck with the tried and true reasons I've heard to keep my search ranking high (quality photos, stellar reviews, updates to my listing) and that helps but in slow season, when I'm not willing to cut my rates as much as some of my competitors, it can be a ghost town.  

Is just the fact that no garage could be a no go for some buyers enough to build it even if it only raises the value by the actual cost?

Haverhill is another interesting area with reasonable home prices and a lot of municipal developments in the works (also the commuter rail and easy access to major highways).

Actually, I think you missed my point.

I know we wouldn't include a clause like that if we did offer brokerage services because our Property management agreement has a 30-day notice to terminate at any time for any reason no penalty. 

I am curious if that is actually what happened?

Pro rata is the best but it’s definitely not the fairest and it causes the tenants to be upset, for good reason. 

We actually had 13 insurance claims from that one storm.
