Most of the defaults in all categories came from being over-leveraged against the equity and if it decreases and/or disappears a lot of the fine print on these loans allows them to be called if X, Y, or Z happens.

I hear and see a lot of this if I put A down, borrow from Y, I make x a year and take half of Z  from my yabba dabba doo I can make it happen.

A number of us attend a small and fruitful meetup that Priscilla Z puts on. 

Maybe find a mentor and work with them, they may also be able to talk to your wife and say "look at x,y, and z".

If the seller isn’t motivated to sell, why else would they do x or y or z?

@Adam Lacey If you have not linked up with a realtor who can provide you with accurate comps from recent sales you can use Zillow for the Z estimate, or look at recent sales in the area from the same site.
